Balancing Act: Market Holds Steady
July’s sales-to-new‑listings ratio (SNLR) landed at 54%, marking the fifth consecutive month the market has remained in balanced territory — a shift from the red-hot seller’s market that defined previous years.

Sales Slide, Inventory Swells
Monthly home sales dropped 12% year-over-year, with 2,099 transactions recorded in July. Meanwhile, inventory surged 66%, reaching 6,917 units, translating to about 3.3 months of supply—a notable rise from 2.6 months just a few months ago.

Prices: Mixed Signals

  • The benchmark home price — representing a “typical” home — was $582,900, down 3.9% year-over-year and 0.6% from June.

  • In contrast, the average home price climbed 1.7% year-over-year to $616,686, though it cooled 4.6% from June.

  • The median price rose 1.2% year-over-year to $569,500, but dipped 4.3% month-over-month.

  • Detached home prices slid slightly to $799,000 (down 0.4% YoY), while semi-detached homes saw a small gain, now averaging $693,000.

Cooling Across Property Types

  • Townhouses averaged $453,000, down 3.8% year-over-year and 2.9% month-over-month.

  • Apartments remained affordable at $337,715, but still showed a decline of 1.1% YoY and 4% MoM.
