Did you miss out on another Home For Sale in Calgary?

We just had a seller's home go 'UNDER CONTRACT' two days prior to going on the Public MLS System.  Now, this result is commonplace, and by itself wouldn't typically warrant a blog.  However, with some other information I've been tracking I thought I'd take a few minutes to catch you up on the Real Estate situation here in Calgary right now.  

We are in a SELLERS market.  A seller's market is simply defined as 'demand for homes exceeds the supply of homes for sale'.  Due to this seller's market we are currently seeing two major things: 

A) Days on Market - The current days on market in Calgary is 34.61 days (this typically includes 10-14 calendar days to clear conditions.  

With a low days on market number like this it tends to mean that there are many buyers looking at the same homes.  In turn, it means that interested buyers have a lot less time to decide if this is the right home for them.  Sometimes, even needing to make a decision regaring purchasing a home in as little as 15 minutes.  This causes extra stress and makes them weary about making the wrong choice.  

B) Uneducated Offers - This is a reality in a seller's market.  Many buyers are left feeling like they just need to throw money at a house to successfully purchase the property.  Now, this can come with many different feelings.  Some buyers feel remorse, while others are just happy they were able to secure a home (quite often, just before a mortgage approval expires).
